Here is the scoop on foreclosures:

When homes are foreclosed on by the bank, they are first offered in an auction "on the court house steps".  Some great bargains can be bought in this way, but the purchaser must show up at the auction with a cashiers check for the full amount, as they will not accept loans for payment.  Most people do not have that kind of cash laying around.

The possibility of purchasing a home in the Northern Nevada area for $10,000 is very slim.  I suppose that in some depressed areas of the country, that may be possible.

There are some government agencies that list their foreclosures on their own web sites, such as HUD and VA.   They also simultaneously list these homes with local realtors so that they are offered on our local Multiple Listing Service.  All such listings in Fernley Nevada are included in my lists that I send out.
